Preconstruction and Planning Support
We shape scopes, budgets, and phasing strategies from the start. The right plan reduces risk, avoids delays, and keeps the path clear for boards weighing a capital project against reserves. We help boards walk into a vote with numbers that match the work and a sequence that respects residents.

Waterproofing and Building Envelope
We install integrated systems that protect the most vulnerable parts of the building, built to last, not to fail. Decks, walkways, transitions, parapets, and below-grade conditions. The places where water finds its way in are the places we plan around first.

Balcony and Deck Repairs
SB 326 and SB 721 raised the standard for exterior elevated elements. We repair and reconstruct balconies, decks, and walkways to current code, coordinate with inspectors, and document the work so the board has the file when the next inspection cycle arrives.

Concrete, Stairs, and Subterranean Repairs
Spalling, cracked slabs, stair pans, garage decks, and the wet areas no one wants to think about. We plan the work in phases that keep parking and circulation open where possible, and we restore the finish so the repair is not the first thing residents see.

Framing and Structural Repairs
When dry rot, termite damage, or prior construction defects reach the framing, the patch is not the answer. We open the assembly, repair the structure, and rebuild the envelope above it so the next failure does not start the day we close the wall.

Painting and Coatings
Coatings are the visible part of the building and the first line of defense for everything behind them. We prepare surfaces properly, specify products that match the exposure, and apply them on a schedule that respects how residents use the property.
